Lavery Lettings is going from strength to strength. Since moving into Ringwood in 2005, we have grown every year, and we currently deal with over 600 properties to rent. 2009 has just been our best ever Summer season. The reason for this success is that we take time to listen to your requirements. Whether you are a landlord or a tenant, we ensure that we understand your requirements. We know that Lettings can be a difficult business, but we have the experience to make it is simple as possible for you.
We know that sales are rising, but what is happening to rents? And are the two linked?
Over the past 18 months, many homeowners were unable to sell their property, but wanted to move. As a result, many of them bought their new house, but kept their old property and let it out to tenants. This increase in the number of rental properties lead to greater choice for tenants, and downward pressure on rents. However, the reverse is now happening. Sales in properties are increasing, so those “Reluctant Landlords” are selling their old properties, resulting in fewer rental properties. We anticipate that rents will increase. Good news if you are a landlord, but our advice to tenants is: Don't hang around. Also, consider committing for a longer period, as a landlord will often agree a lower rent.
Following the recent and very successful merger with Irving Palmer, Lavery Sales has achieved record numbers of completions throughout the summer months.
Headed up by Angela Irving and from a standing start in March 2009, new instructions and subsequent sales have increased dramatically. Commenting on the success Angela said “we believe this is due to a combination of excellent teamwork and a first class location.”
Angela further added “The Furlong is really important. A fantastic location - by far the best position of any agent in Ringwood. We get many buyers who wouldn't normally do the ‘circuit' but because we are so conveniently situated they can browse our window whilst they are shopping, the footfall is unbelievable.
We have also noted that many of the sales, particularly below £250,000, are investors, not currently earning much by way of interest on any funds they may hold and looking to take advantage of the current flexibility in the housing market combined with high demand for good quality rental properties. Being part of the largest letting agent in the area gives us unprecedented access to potential investors.
With the banks still being very cautious and buyers needing large deposits (or at least the support of ‘The Bank of Mum & Dad') this helps us maintain our exceptionally low ‘fall through' rate, making life a little easier for all those involved.
